Roof painting in Lyndhurst

About roof painting

Lyndhurst's mix of housing ages means two kinds of roof job: recovery work on older tiles and sheets that have weathered for decades, and first recoats on newer roofs whose original finish has dulled. Both are routine; neither is guessed at.

The free on-site inspection sorts out which roof you have. Material, condition, capping, previous coatings and access are all checked, and the written scope reflects the findings — including an honest recommendation to call a roofer first when that applies.

What the job involves

Assess first, then clean and coat

Older roofs here often carry years of grime from nearby roads and industry, along with moss in shaded valleys. Cleaning is therefore substantial — pressure cleaning plus treatment — and it is the stage that determines whether the coating looks good for years or lifts in two.

Newer roofs need less cleaning but the same discipline in priming and coats. Either way, weather windows are respected: coatings need dry hours to apply and cure, and the schedule bends around forecast rather than forcing a finish in bad conditions.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Between industry and estates

Lyndhurst's position between Dandenong South's industrial areas and the residential growth corridor means conditions vary street by street — traffic grime and dust on some roofs, open sun on others. The inspection notes what your roof actually faces, and the system follows.

The suburb also has its share of dual-occupancy and townhouse developments, where roof access and neighbour considerations matter. We plan those at the quote, and where body corporate approval is needed we keep the scope clear enough to circulate.

FAQ

Roof painting questions in Lyndhurst

Yes — after a proper clean. Traffic grime sits on the surface and comes off with pressure cleaning; the coating then gives a fresh, even colour that is easier to hose down. Expectation to set: roofs near roads gather grime faster and clean up easier.
