Roof painting in Hampton Park

About roof painting

Hampton Park's seventies-to-nineties housing puts a lot of roofs into the recoat window: concrete tiles that have weathered patchy, metal roofs that have chalked and faded. From the street, a clean roof is one of the most visible upgrades a home here can make.

The free on-site inspection is where every quote starts. We check the roof's material and condition — tiles, capping, flashings, previous coatings — and give you a straight answer about suitability before any pricing.

What the job involves

A straightforward, disciplined process

The suburb's flat terrain and straightforward rooflines make for efficient jobs: access is simple, and the sequence runs cleanly — pressure clean and treat, dry fully, prime with a compatible product, two finish coats, gutters cleared and site tidied.

The discipline that matters most is in the preparation. Coating over moss or damp tiles is the classic shortcut that fails early, and it is the one thing we do not do. Weather windows are respected even when that means shifting a day or two.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Flat blocks, low-lying damp

Hampton Park's low-lying setting means mornings can be damp and drying slower than on elevated ground. That affects scheduling — roofs need proper drying time between cleaning and coating — and it affects where moss establishes first: south faces, valleys and shaded sections.

The suburb's drainage lines and waterways also mean some streets sit in moisture-heavy air. None of this prevents a good result; it just makes the drying windows and treatment stages non-negotiable, which suits how we work anyway.
