Roof painting in Cranbourne

About roof painting

Cranbourne's housing spans eras, and so do its roofs — older concrete tiles decades into their working life, and newer metal and tile roofs due their first refresh. The right job for each is different, which is why the inspection comes before the quote.

We clean and coat tile and metal roofs across the suburb. Where the roof is sound, the process is thorough and the transformation is real; where it needs a roofer first, you get that advice plainly and without obligation.

What the job involves

Every roof era, one standard

Older Cranbourne roofs need the deep version of the process: heavy cleaning to strip decades of grime and growth, porous tiles sealed, repairs flagged, then two coats of a flexible membrane. Newer roofs need the same sequence with less restoration and more precision on colour.

Either way, the visible details carry the result: consistent coverage across every plane, clean lines at ridge capping and flashings, masked solar and skylights, and gutters cleared at the end. The written scope names all of it before work begins.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Town living, varied exposure

Cranbourne's size means conditions vary from sheltered established streets near the High Street shops to open, windswept sections near Casey Fields and the racecourse. Sun exposure, tree shade and grime differ accordingly, and the coating plan follows what your roof actually faces.

Access across the suburb is generally straightforward, which keeps jobs efficient. What we plan anyway: solar systems, skylights, mature trees and the driveway space equipment needs — all noted at the quote so the day runs smoothly.

Roof painting questions in Cranbourne

It matters for preparation. Patched areas often differ in texture and adhesion, so the coating plan accounts for them — sometimes with extra preparation to blend them in. The inspection identifies them before the quote is finalised.
