Roof painting in Cranbourne North

About roof painting

Cranbourne North's dense estate housing means rooflines are always on show — to neighbours, to buyers, to the street. As these homes age into their second decade, faded first-generation coatings are showing everywhere, and recoating is the obvious reset.

We clean and coat tile and metal roofs across the suburb. The free on-site inspection covers material, condition and access on the suburb's compact blocks, and the written scope itemises the full process before work is booked.

What the job involves

Dense streets, visible rooflines

Compact blocks mean roofs are viewed up close as well as from the street, so even coverage matters more than ever. The process delivers it: full pressure clean, treatment of early moss and lichen, complete drying, compatible primer and two consistent topcoats.

Close-quarters access — tight side setbacks, shared driveways, cars on nature strips — is planned at the quote. It is routine work for us, and noting it in advance keeps the job day friction-free for you and your neighbours.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Estate conditions, solar-ready

Many Cranbourne North homes carry solar systems installed from new. Panels are masked and protected throughout, and the coating is worked around them cleanly — no dismantling on our side, and no paint where paint should not go.

Estate streetscapes also set colour expectations. Most owners stay close to the original roof tone; some use the recoat to update the look. Both are fine, and the quote includes colour samples so the decision is made seeing, not guessing.
