Roof painting in Harkaway

About roof painting

Acreage properties put serious area on a roof, and Harkaway's open, elevated positions are hard on coatings: full sun, wind-driven rain and big temperature swings. A roof job here is a substantial investment, which makes the upfront assessment the most valuable hour in the process.

We clean and coat tile and metal roofs across Harkaway, with access planning for larger blocks and sloping ground. The free on-site quote covers condition, material, access and logistics — and includes the honest answer when a roof is better repaired or left alone.

What the job involves

Big roofs, methodical work

Large roofs are staged: one section cleaned and treated at a time, drying windows respected, coatings applied in consistent conditions so the finish is even across the whole area. On a big roof, inconsistencies between sections are visible from the ground, so discipline in the process is what makes the result uniform.

Access on rural properties — long driveways, slopes, sheds and tanks to work around — is planned at the quote. Solar systems, antennas and flues get masked, and gutters are cleared as part of the job. Everything lands in the written scope before work begins.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Open country exposure

Harkaway's rolling, open terrain means roofs that take weather full in the face. Moss and lichen establish on shaded slopes and southern faces; sun chalks and fades the open sections. The cleaning stage therefore has to cover the whole roof properly, not just the visible faces from the driveway.

We also level with you about scale: a large rural roof is a bigger job with a bigger price, and the written scope shows exactly what drives that. If sections of the roof are beyond coating — rust-through on metal, cracked tiles — we will say so and suggest a roofer before anything else.
