Roof painting in Berwick

About roof painting

Berwick's mix of heritage-era homes, established family houses and estate builds means every roof here has its own story: old concrete tiles gone porous, metal roofs that have chalked, and newer roofs simply due a colour refresh. The right job for each is different.

We start every Berwick roof quote with an on-site inspection — material, condition, previous coatings and access — because the honest answer sometimes is that the roof needs a roofer, not a painter. Where coating does make sense, the written scope covers cleaning, priming and coating in full.

What the job involves

Older roofs and newer roofs, different jobs

Older tile roofs in Berwick's established streets often need the deep clean: years of moss, lichen and embedded grime removed, porous surfaces treated, and repairs flagged before the sealer and two coats of membrane go on. Done in that order, the result looks like a different house.

Newer roofs usually need less preparation but more care with colour — matching the estate palette or deliberately updating the home's look. Either way, the same rule holds: sound roof, clean surface, compatible primer, quality topcoats. Skip a step and the finish will tell you within a few summers.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Streetscape character and presentation

Berwick's established streets have a look, and a patched, faded roof stands out in them. Presentation here is genuinely valuable — the suburb's buyers and long-term owners both notice rooflines. A proper recoat is one of the most visible improvements a home can get.

Heritage-era properties add a consideration: older roofs sometimes carry original terracotta or early materials that should not be coated at all. We identify the material at the inspection and will tell you plainly if your roof is best left alone or handled by a roofing specialist.

Roof painting questions in Berwick

Glazed terracotta generally should not be coated — the glaze is the finish. Unglazed terracotta can take a suitable system. We identify your tiles at the inspection and give you a straight answer before any quoting.
