Roof painting in Lysterfield

About roof painting

Roofs in Lysterfield live under and beside mature vegetation: leaf litter, tannin wash, moss in shaded valleys and damp that lingers after rain. Coatings here fail early unless the cleaning and treatment stages are done thoroughly.

We clean and coat tile and metal roofs across the suburb with that environment in mind. The free on-site inspection covers condition, material and access across your block — including the tall-tree questions that make Lysterfield properties different.

What the job involves

Bushland roofs, biological cleaning

The defining work on Lysterfield roofs is biological: moss, lichen and algae establish quickly in shaded, damp conditions and hold moisture against the surface. Treatment comes before pressure cleaning so growth is killed, not just blasted off the visible layer.

Once clean and dry, the roof gets its material-appropriate system — bonding sealer and membrane for concrete tiles, rust treatment and metal primer for Colorbond-style sheets. Two finish coats, applied in dry conditions, complete the job.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Trees, access and honest limits

Tall trees change the logistics: access for equipment, overhanging branches and where wash-down water goes. We plan all of it at the quote. If a branch is overhanging the roofline badly, we will mention it — it is worth trimming before the job regardless.

Not every Lysterfield property is deep in the canopy; blocks range from open house lots to bush-covered acreage. The quote reflects your actual conditions. And as always, if the roof is not a coating candidate, the inspection is where you hear that first.

FAQ

Roof painting questions in Lysterfield

A coated surface is easier to clean, which helps with ongoing leaf and tannin, but the debris itself keeps coming with the trees. The honest plan is a proper coating plus simple regular cleaning. We will set that expectation at the quote.
