Roof painting in Doveton

About roof painting

Doveton's homes date to the fifties and beyond, which puts many roofs well past their first coating. Concrete tiles are often porous and lichen-dotted; older metal roofs may have rust starting. The right response depends entirely on what the inspection finds.

We clean and coat Doveton roofs where the roof is a suitable candidate, and we say so plainly when it is not. Cracked tiles, failing capping and active leaks need a roofer first — coating over them hides problems that will find you later.

What the job involves

Older roofs, honest assessments

Older tile roofs often respond beautifully to a full treatment: decades of grime and lichen pressure cleaned off, porous surfaces sealed with a bonding primer, then two coats of flexible membrane. The transformation from the street is dramatic when the underlying tiles are sound.

Older metal roofs need the rust question answered first. Surface rust is treatable; rust-through is not a coating job. We draw that line clearly at the inspection, because it is the difference between money well spent and money spent twice.

Is your roof a candidate for coating?

Not every roof should be painted, and we say so when we see one. Coating suits a roof that is structurally sound but faded, chalking or patchy in colour. A roof with cracked or porous tiles, widespread rust, loose ridge capping or active leaks needs repair first — and sometimes replacement is the better investment. The on-site inspection exists to make that call before any money is spent.

Material matters too. Glazed terracotta is usually left uncoated; unglazed terracotta, concrete tile and Colorbond-style metal can all be coated with the right system. We identify what is actually on your roof rather than assuming.

Cleaning comes before coating

A roof coating is only as good as what is underneath it. The full roof surface is pressure cleaned to strip away moss, lichen, grime and the chalky residue that builds up over years, and stubborn growth is treated so it does not come straight back through the new coating.

The roof is then allowed to dry properly before primer or sealer goes on — coating a damp roof traps problems in. Solar panels, skylights, flues and walls are masked, and gutters are cleared afterwards so nothing washes into your downpipes.

Coating systems by roof material

Concrete tile roofs are porous and take a bonding sealer or primer before two coats of a flexible roof membrane. Metal roofs need treated rust spots, a metal-compatible primer and coatings designed for metal — standard wall paint is never a substitute.

Roof plumbing work such as rebedding and repointing ridge capping, or replacing cracked tiles, is separate trade work. We flag anything we notice during the inspection so it can be sorted before coating, and we will tell you plainly if we think a roofer should look at it first.

Local knowledge

Compact blocks, established streets

Doveton's close-built blocks make roof work efficient on access but visible to the street — which raises the standard the finish has to meet. Even coverage, clean capping lines and tidy gutters at the end are the minimum, not the goal.

The suburb's older homes also mean roof designs from different eras, some with features modern roofs lack. Nothing about that complicates the coating process, but it does make the on-site assessment worthwhile rather than optional.
